If you are planning to sell your business, you can increase the property value of it by changing the way it is heated.  There are two methods of heating you can choose that you may have not have considered.

Radiant Floor Heating

Radiant floor heating keeps the floor warm no matter what the temperature is outside.  If your business is insulated well, and you live in a mild climate, you may be able to use radiant floor heating as your main source of heat. If not, it makes a great supplement to your heating unit.

Radiant floor heating does not use up a lot of energy, because you do not have to worry about ducts leaking or losing heat due to drafty doors or windows. You also may start seeing a lower heating bill. Because the entire floor is heated, you will not have any areas of your business that are cold.

When an HVAC unit turns on to heat your business, you hear it running. With radiant floor heating, you will hear nothing at all while it is heating. Radiant flooring is becoming more popular and will be a great selling point to someone that is interested in buying your business.

Geothermal Heating

Instead of using air temperature, geothermal heat pumps obtain heat from the earth. No matter how hot or cold it is outside, the temperature stays the same a few feet below the ground, so you do not have to worry about the air being too hot.

Most geothermal heat pumps can also cool your business, and some can even give you cold and hot water.  This heat pump is much quieter than an HVAC system and requires little maintenance. There are two types of geothermal heat pumps:

  • Closed looped:  This type of heat pump system uses an antifreeze solution that circulates through a closed plastic tubing, which is either submerged in water or buried below the ground. A heat exchanger transfers the heated air between the heat pump and antifreeze in the closed loop.
  • Horizontal: With a horizontal geothermal heat pump, you need a lot of land surface. To install it, trenches a few feet deep are installed, and two pipes side by side are buried a few feet deeper than the trenches. Water circulates to and from the pump through the piping. Antifreeze is often added to the water to protect the water coil from icing up during the winter months.

Geothermal heating works well for both commercial and residential properties. These systems may be expensive to install, but over time the savings in your heating bills will more than pay for it.
